Terms of Service

These Terms of Service ("Terms") govern your access to and use of Plat ("Service," "we," "us"). By using the Service, you agree to be bound by these Terms.
1. Description of Service
Plat is a site intelligence service that generates informational reports for commercial real estate development. Users enter a property address and receive an automated analysis based on publicly available data sources including zoning records, flood data, demographics, permits, walkability, traffic, and school proximity.
2. Automated Analysis Disclosure & Disclaimer
Reports are generated by automated data aggregation and machine-generated analysis (large language models). Output is probabilistic and may not reflect current real-world conditions. Reports may contain inaccuracies, omissions, or errors.
Plat reports are not a substitute for professional due diligence. They do not constitute legal, architectural, engineering, environmental, financial, or real estate advice. No licensed professional has reviewed the machine-generated output unless explicitly stated.
You must independently verify all information before making investment, development, or purchasing decisions.
3. Acceptable Use
- Do not exceed rate limits or circumvent access controls
- Do not use automated scraping, bots, or programmatic access without written consent
- Do not reverse-engineer the service, data pipeline, or analysis prompts
- Do not misrepresent Plat reports as official government documents or licensed professional opinions
- Do not use the service for illegal purposes, discrimination, or harassment
- Do not resell or redistribute reports without written permission
4. Intellectual Property
Plat retains all rights to the platform, software, design, and analysis methodology. You receive a limited, non-exclusive license to use generated reports for your internal business purposes. You do not acquire ownership of the underlying data, models, or methodology.
5. Third-Party Services
Plat uses Google Maps Platform services. By using Plat, you agree to be bound by the Google Terms of Service and Google Maps Additional Terms. Google Maps content remains the property of Google and its data providers.
Additional public data sources include government agencies and open data portals. This data is in the public domain.
6. Data licences
Some jurisdictions publish their data under an open licence that requires a licence attribution statement. Those statements are reproduced verbatim below. They identify the licence the underlying information is published under. They are not an endorsement of Plat by any government, and nothing in a Plat report is an official determination.

Other jurisdictions publish the data we cite without granting an open licence. They may still publish their own terms and disclaimers; what they do not provide is an open-licence attribution statement to reproduce, so the publishing jurisdiction is named instead.

7. Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT DATA IS ACCURATE OR CURRENT.
8. Limitation of Liability
IN NO EVENT SHALL PLAT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOST PROFITS, BUSINESS INTERRUPTION, OR INVESTMENT LOSSES ARISING FROM RELIANCE ON REPORTS GENERATED BY THE SERVICE. OUR TOTAL LIABILITY SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).
9. Indemnification
You agree to indemnify and hold harmless Plat from any claims, damages, or expenses arising from your misuse of the Service, reliance on report output for decisions causing harm, or violation of these Terms.
10. Modifications
We may update these Terms at any time. Material changes will be posted with an updated effective date. Continued use after changes constitutes acceptance.
11. Governing Law
These Terms are governed by the laws of the State of Texas, USA. Any disputes shall be resolved in the courts of Travis County, Texas.
