Zoning in Georgetown, Texas is governed by the City of Georgetown Unified Development Code (UDC), codified through Ordinance No. 2025-54 adopted September 9, 2025 (Supplement No. 15). District purpose statements are in Chapter 4 - Zoning Districts, Section 4.04: Sec. 4.04.010 Residential Districts (RE, RL, RS, TF, TH, MF-1, MF-2, MH), Sec. 4.04.020 Non-Residential Districts (CN, C-1, C-3, OF, IN), Sec. 4.04.030 Special Purpose Zoning Districts (AG, BP, PF, and the PUD district), and Sec. 4.04.040 Mixed-Use Zoning Districts (MU-DT and the regulating-plan MU district). Permitted uses are set in Chapter 5 - Zoning Use Regulations, which splits the use matrix by use family into separate 'Allowed by District' tables: Sec. 5.02.010 Residential Uses, Sec. 5.03.010 Civic Uses, Sec. 5.04.010 Commercial Uses, Sec. 5.05.010 Transportation and Utility Uses, Sec. 5.06.010 Industrial Uses, and Sec. 5.07.010 Agricultural Uses. Per the use-table key at Sec. 5.01.020.B: 'P' = permitted by right; 'L' = permitted with limitations (by right, subject to use-specific standards referenced in the table's Note column / limitations section); 'S' = permitted only with a Special Use Permit granted by City Council (Sec. 3.07); a cell with '—' or left blank = not allowed. The residential/commercial/industrial tri-state for each district below is read directly from the relevant district column of the Sec. 5.02.010, 5.04.010 and 5.06.010 tables. The browsable code is hosted on Municode; because the Municode reader is JavaScript-rendered, the tables were retrieved from the Municode content API (api.municode.com, Georgetown clientId 12078, UDC productId 13943, latest published job Supp. No. 15).
How to read the permissions
By right — allowed without discretionary approval. Conditional use — allowed only with a specific approval. Not permitted — not allowed as a primary use. Not resolved — the ordinance does not settle it in a way we would state as fact.
These describe the district. A specific parcel can also be affected by overlays, corridors, flood zones and site conditions.
