Grand Prairie, Texas is governed by its Unified Development Code (UDC), administered by the Planning & Development Department. Zoning districts are established in UDC Article 3, "Zoning Districts and Map" (base text adopted by Ordinance No. 10446-2018, which divides the city into its zoning districts and gives each a statement of purpose and intent), and permitted uses are governed by UDC Article 4, "Permissible Uses," whose Land Use Chart (Article 4, Section 23) and district-name legend were updated September 2, 2025 by Ordinance No. 11756-2025. Article 4, Section 4.1.2 sets the tri-state key: "X" = permitted by right, "S" = permitted only after a Specific Use Permit, and a blank square = not currently allowed; Section 4.1.1 allows only one primary use (residential OR non-residential) per lot (a non-cumulative scheme). Article 4, Section 22 (recovered body, PDF p.29-30) applies Chapter 218 Tex. Loc. Gov't Code (SB 840) as a state-preemption layer: multi-family and mixed-use residential developments are permitted in certain office/commercial/retail/warehouse/mixed-use districts pursuant to Chapter 218, provided such uses have not been otherwise lawfully prohibited or waived. Dimensional standards live in Article 6.
