Lewisville, TX zoning districts
35 districts, 35 with a written citation. Each row says what the district permits by primary use.
Zoning in Lewisville, Texas (Denton County, DFW metroplex) is governed by the City of Lewisville Unified Development Code (UDC), adopted by City Council November 7, 2022 and effective December 1, 2022, which replaced the former Chapter 17 (Zoning) of the Code of Ordinances. Base zoning districts and their standards live in UDC Subpart 2 (Zoning and Development Regulations), Article VI (Zoning Districts), Chapter 4 (Classification) and Chapter 5 (Individual Zoning Districts and Standards, Sections 1-30). The tri-state permitted/SUP/not-allowed use determinations come from Article VII (Uses, Parking, Supplemental Use Regulations), Chapter 2, Section 4, which contains three use tables: Section 4.A / Exhibit VII.2-3-2 (Residential Zoning Districts), Section 4.B / Exhibit VII.2-3-3 (Mixed-Use Zoning Districts), and Section 4.C / Exhibit VII.2-3-4 (Non-Residential Zoning Districts). Planned Development (PD/PD-MU) and Planned Unit Development (PUD) districts are floating districts adopted per-site by ordinance; existing ones are catalogued in UDC Art. VI, Ch. 7 (List of Existing Planned Developments, Exhibit VI.7.1-1). The UDC is hosted on Municode (library.municode.com/tx/lewisville/codes/unified_development_code) and as a full PDF via the city's Municode content store.
How to read the permissions
By right — allowed without discretionary approval. Conditional use — allowed only with a specific approval. Not permitted — not allowed as a primary use. Not resolved — the ordinance does not settle it in a way we would state as fact.
These describe the district. A specific parcel can also be affected by overlays, corridors, flood zones and site conditions.

Not resolved | Not resolved | Not resolved |
| Lewisville UDC Art. VI, Ch. 5, Sec. 30 'SU' Specific Use: 'intended to accommodate specific public and private uses that may require additional review and consideration based on environmental impacts'; each SU designation requires an engineering site plan (Art. III, Ch. 4, Sec. 3). Uses are established per-site, so tri-state is null despite drawing from the Non-Residential Use Table (e.g., Mining Activity = A in SU). | |||

TE
Residential district code 'TE' (legacy; classified as a Residential Zoning District but not assigned a current UDC Chapter 5 section)
residential low
|
By right | Not permitted | Not permitted |
| Lewisville UDC Art. II, Ch. 2, definition of 'Residential Zoning District' explicitly lists TE among the residential districts (AO, R-18, R-12, R-9, R-7.5, R-6, R-5, TE, DU, ETH, TH, TH-2, MF-1, MF-2, MF-3, MHP). TE has no Chapter 5 district section and no column in any Sec. 4 use table, so the tri-state is inferred from its classification as a residential district (residential by-right; commercial/industrial prohibited, mirroring the residential-district scheme) — a supported category judgment, not a directly-grounded table read. | |||
